Yes, there is a great alternative that works on every Umbraco website: it’s the uMarketingSuite (www.uMarketingSuite.com). You can use it for Analytics only, or do also more advanced stuff like personalization, a/b testing & building profiles!
They are really active (they just released a new minor version today (https://www.nuget.org/packages/uMarketingSuite)). Only our YouTube videos are a bit older (but still relevant).

Will uMarketingSuite account for files downloaded/open or only page visits?
I was looking at their youtube videos and it seems like they have not done a lot of updates in the last 3 years.

out of the box it measures almost everything there's to measure. Page visits, scroll depth, video views, out clicks (other websites and files), form engagement, etcetera. See also https://documentation.umarketingsuite.com/analytics/what-is-measured-by-default/ & https://documentation.umarketingsuite.com/analytics/clientside-events-and-additional-javascript-files/additional-measurements-with-our-ums-analytics-scripts/. And if that's not enough you can always measure your own events as well.

having to pay a monthly membership for a site that does not generate money is going to take a big toll on us
No, there’s no free option. It’s € 59 per month and if you pay per year you get a 10% discount!
I think that is great value for that price :)
